Overview

Our proposal for the Stonehouse Masterplan includes a mixed use development comprising 200 houses, site for a secondary school (800 pupil), retail, leisure, business, Health Centre, Soccer Academy/Sports Facility and Country Park.

The key focus on the Stonehouse Masterplan proposal is to maximise public open space areas and natural water features, facilitate safe pedestrian routes and zones whilst contributing to the identity of the development.

Integration to the surrounding woodland and watercourse are key to allowing a sensitive blend with the built environment. The Masterplan has been divided into zones, Zone A will be a cultural and commercial hub, zones B, C and D will housing, E and F will promote a healthy outdoor lifestyle and will encompass the outdoor and recreation areas. Zones G and H will provide an area for larger retails opportunities whilst Zone I will be for education and Zone J will focus on sporting facilities.

Phasing

The Masterplan will be undertaken in phases, Phase 1 will see the key retail building and partial service core developed to enable further phases along with attracting interest and generating revenue from an early stage in the masterplan. Phase 2 will include the Service Hub and first phase housing development to encourage lifestyle, work and leisure balance. Phase 3 will include the second phase housing and recreation. Further development of private housing and connections to woodland area for outdoor activities etc. Phase 4 will  focus on the further development to emphasise the ’lifestyle’ values and identity of the masterplan.

Phase A and B are expected to be addressed through public sector procurement and will include a school building, playing fields, carparks and ancillary open space and an indoor sports facility.

Infrastructure

Integration to the surrounding woodland and watercourse are key to allowing a sensitive blend with the built environment. The layout seeks to utilise generous open space to emphasise its connection to the existing woodlands and indeed its integration with the existing settlement and amenities.

We believe that it is important where possible to minimise interaction between pedestrians and roads. The proposed landscaping and watercourse infrastructure provides a rich variety of route options encouraging pedestrians and cyclists to take the scenic route. Pedestrian walks and links to the surrounding woodlands, proposed future country park and existing key town amenities should be encouraged and will establish a strong, integrated relationship with the wider Stonehouse settlement.

Outcome

The masterplan aims to create a well-integrated and community-focused development, and establish Stonehouse as a destination with a strong identity and opportunities for growth.
