01. Project Feasibility
Often our clients are not quite sure what they want, or what they can achieve from their property. You might know what you would like to end up with, but you aren’t sure if it can be done or if your budget will cover it.

During the Project Feasibility stage you will get an understanding of the process from beginning to completion. We will provide you with a no obligation consultation with our experienced team who will explore with you the initial ideas of what the project could be.
02. Fee Proposal
If you like what we have done to date we’ll provide a full proposal to take the project forward to completion.

03. Measured Survey
We will undertake a detailed measured survey of the property or arrange for a topographical survey to be carried out on plots of land. This enables accurate drawings of the existing building to be created. These drawings form the foundation of the whole design process. If you have already have existing drawings, it’s not a problem, we can use these.

Project Architect and Architectural Assistant (Depending on scale and complexity we sometimes suggest using an external Surveyor to keep costs down)

A set of measured drawings and BIM model.
04. Concept Design
The concept design is the first stage of the design process after the brief is agreed. Using the existing plans, we create proposed floor plans to illustrate the space planning approach to the new extended areas or the remodeling.

4-6 weeks after the initial site visit subject to survey.

The concept design stage is where we bring your project to life, we will use our knowledge and experience to work with you to find the RIGHT solution for your project.

05. Budget Review
We are asked on every project: how much will it cost me? This is perhaps the most important factor for most of our clients. It’s also the reason we work closely with contractors to provide you with a well-considered, ballpark budget of the concept design and the design brief.

2 Weeks
What we give you:
We will provide creative solutions to work within your budget and put together a budget report which includes a construction budget with corresponding schedule of works. Allowing you to make informed decisions for your project.
06. Planning Process
Denham Youd can deal with all the planning requirements of your project. We’re able to advise on whether planning is required, or if a pre-application might be the best course of action, as well as submitting all the other necessary applications.

4-6 Weeks (8 Weeks + 10 days is the statutory planning period)
What we give you:
We deliver a highly competent planning service, combining our expertise in the planning process with a strong track record of securing planning approvals. We act on your behalf and provide full support throughout every stage of the process.
07. Building Regulation Drawings
The Denham Youd team is able to provide a full building regulations service for your project. We have a deep understanding of how buildings are put together and how to produce all the technical information required for a building regulations submission.

6-8 Weeks
What we give you:
A comprehensive package of technical drawings designed to meet the requirements set out in the Building Regulations. Our extensive knowledge of the approval process, together with a thorough understanding of the guidance from the Building Standards Technical Handbook, gives you peace of mind that you are working with an experienced team.
08. Tender Process
To enable you to obtain accurate quotes that closely reflect the works required, you will need to provide your contractors with the right information. We’re able to produce Tender information that will allow you to do that.

What we give you:
Using our experience and network we will be able to find you the right contractor that will deliver your project to the highest standards.
09. Construction Support
This stage covers our work to coordinate the other technical aspects of your project. It may also involve us administering a contract, we do this on projects to lighten our clients load.

What we give you:
We will act on your behalf, providing full technical support to the main contractor. As well making bi-weekly site visits to monitor the quality and progress on site, while ensuring costs remain on track.
10. Completion & Handover
Your home is now complete and ready for you to start enjoying. Your relationship with the main contractor doesn’t stop here. Snagging and maintenance are commonplace.

What we give you:
We will act on your behalf to share the snagging and maintenance requirements with the contractor, and we’ll continue to be on hand to provide ongoing technical support and advice as needed.
